Buyers Inspection

In both new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of a property is to have us provide you a professional home inspection. We are trained to identify problem areas both small and large that may have been overlooked by the previous owners and to identify which require immediate attention. See our Home Inspection Overview and Buyers Inspection “How To Avoid The Blind Inspector” for more details.

Pre-Listing Inspection

Today’s market is a “Buyers choice market”. Thousands of homes are for sale and buyers have plenty to choose from. By having a pre-listing inspection performed on the property you are selling you will have a sharp edge over your competition. The home inspection will point out items that should be addressed so they don’t deter or “Scare” buyers away from the house when it is inspected by the buyer’s inspector. This service is a powerful marketing advantage! If you were buying a home wouldn’t you feel more comfortable knowing the property was pre-inspected! See Pre-Listing “Giving Your Home a Competitive Sales Advantage” for more details.

Builders Warranty Inspection

Most builders provide a one-year warranty for new construction. Generally during this period of time the buyer develops a “punch list” of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain a home inspector’s list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a large sum of money down the road! See Builders Warranty “What You Should Know” for more details.

Home Energy Audit

Many home owners in our area live in their home for ten years or longer. Therefore proper home maintenance is vital to preserving your homes value now and in the future. You know certain visible issues with your home, therefore, we concentrate on the life cycles of the building materials and the effects of the weather is taking on your home. We inspect the home from the attic to the basement/crawlspace as well as the exterior grounds looking for water intrusion and potential insect damage. See Home Energy Audits “Where is Your Money Going” for more details.

Systems and Foundation Inspections

Don’t want a full home inspection but need a specific part of your home evaluated? Try one of our Systems or Foundation Inspection.

Electrical Inspection

An electrical inspection is a complete evaluation of the visible electrical components in your home. With the use of an Infrared Camera, we will scan all your electrical functions for hot spots and potential problems within the electrical system. We evaluate the electrical panel box, the outlets, switches, any visible wiring and junction boxes, etc.

Plumbing Inspection

A plumbing inspection is a complete evaluation of the visible plumbing components in your home. With the use of an Infrared Camera, we will scan all your piping and plumbing fixtures for leaks, clogged pipes, slow drains, etc. We can even find issues hidden behind walls, like behind tubs and showers.

HVAC Inspection

A HVAC inspection is a complete evaluation of the visible HVAC components in your home. With the use of an Infrared Camera, we will scan all your HVAC ductwork and mechanical parts for hot spots, air leaks, and energy loss within the HVAC system.

Foundation Inspection

A foundation inspection is a complete evaluation of the foundation in your home. With the use of an Infrared Camera, we will scan the entire accessible areas of your foundation. We evaluate the skirting walls, piers, joists, sills, etc. Accessible areas are defined as at least 18 inches in height and free of snakes and rodents.

4 Point Insurance Inspection

A 4 point insurance inspection is an analysis of the 4 main systems in your home; the Roof, Electrical, Plumbing, and HVAC. Many insurance companies now require a 4 point inspection upon the new issue of a policy or at policy renewal.
